DPC Installation in Washington

Most of Washington's new town housing has a sound damp course and does not need a new one; damp there is nearly always condensation or failed render, and we will tell you that. The older homes of Washington Village, Fatfield, Harraton, Usworth and Springwell are different: stone and brick cottages and terraces on solid walls with courses that have failed or been bridged. We install chemical damp proof courses in those, replaster with a renovation system and guarantee the work. Fixed quotes, no travel charges.

Damp proof courses in Washington homes

Washington Village and the older streets of Fatfield and Harraton have cottages built on solid walls long before the new town, often with the original course bridged by later yards and paths. A new chemical course along the affected walls, salty plaster removed and replaced with renovation plaster, and the outside ground or render cut back is the fix, and we guarantee it.

In the new town villages we are regularly asked to quote a damp course for what turns out to be condensation. Cavity walls with a working DPC, cold north corners, bathrooms without extractors: the readings show it and we say so. The right job is mould treatment, replastering where needed and ventilation advice, and it costs a fraction of an injection that would do nothing.

Where a 1960s or 70s Washington house really does have damp low on a wall, it is usually a cracked render plinth or a wet cavity rather than a failed DPC. We look at the outside before anything else.

Garage conversions, extensions and riverside cottages in Washington

When a Washington house has damp low on a wall, the first place we look is anywhere the building has been added to. Garage conversions are the common one: the garage floor slab usually sits lower than the house floor, and if the new room's walls were not given their own damp course and membrane, ground moisture reaches the new plaster. The same happens where an extension or a conservatory base was built with its damp course at a different height from the house's. Injecting along the affected run and correcting the detail sorts it. The other common cause is an outside path or patio relaid higher than the original, which happens a lot when drives are block paved. In those cases correcting the outside levels comes before any work on the wall itself, because the injection would only be bridged again.

The older cottages around Washington Village, Fatfield and the lower ground towards the river are a different story. They stand on solid walls with old or missing damp courses, and the ground near the river stays wet for longer after rain. On those houses we inject at the right height for the floor inside, replace the salty plaster, and check gutters and downpipes, because water dumped at the foot of a wall makes any damp course work harder. The stone cottages in particular need the cream injected along their mortar joints and a breathable plaster afterwards, since hard modern plaster on an old stone wall traps moisture behind it. We explain what we find on the survey and only include the walls that genuinely have rising damp in the quote.

Our 20-year guarantee

Every damp proof course we install comes with a written 20-year guarantee from the date the work is finished. If rising damp comes back through the damp course we put in, we inspect the wall and carry out further treatment. The guarantee transfers to a new owner if you sell, and the full terms are set out on the certificate you receive.

FAQ

DPC Installation questions from Washington

Garage floors usually sit lower than the house, and if the conversion did not include a damp course and membrane lapped up the wall, ground moisture reaches the new plaster. A short run of injection and corrected detail at the base of the wall is often all it needs. The new room then dries out over the following weeks.

Rarely. Most have cavity walls with a working damp course. Damp in them is more often condensation, a leaking gutter or a problem at an extension or conversion. We read the walls and tell you which it is before suggesting anything. We would rather quote the smaller job when that is the real fix.

The ground there stays wet longer, which puts more pressure on the wall, so the damp course matters more. We set the injection at the right height, use renovation plaster, and check that gutters and downpipes carry water away from the base of the wall. A water butt or diverted downpipe can make a real difference too.
