DPC Installation in Gateshead

The Tyneside flats and terraces of Bensham, Saltwell, Felling, Dunston and Teams were built on solid brick with damp courses that have failed, been bridged or were never there, and rising damp in front rooms and halls is the result. We install chemical damp proof courses across Gateshead, strip and replaster the walls with a renovation system, and guarantee the work. The older stone cottages of Whickham, Ryton and Blaydon get the same careful approach. Fixed quotes, no travel charges.

Damp proof courses in Gateshead homes

Bensham's back lanes have been raised and resurfaced many times, and the yards concreted, so the original damp course in a lot of the Tyneside flats now sits below ground level outside. We inject the new course at the right height for the wall, replaster above it, and show you where the outside needs cutting back or lowering so the new course works.

In Felling, Dunston and Teams the terraces often have cement render running right down to the ground, which bridges the DPC and holds water in the wall. On those we cut the render back to form a bell cast above the new course as part of the job, so the wall below can shed water instead of soaking it up.

Stone walls in Whickham, Ryton and Blaydon take a different injection pattern and more care in the survey, because damp in a thick stone wall can be rising, penetrating or just cold. We take the readings and explain what they mean before recommending a damp course.

Patios, bay bases and sandstone walls in Gateshead

A lot of Gateshead damp calls start after something was built outside. A new patio at the back of a Low Fell semi, a block-paved drive at the front of a Whickham house, or raised beds against a Saltwell terrace can all finish level with or above the damp course. Water then soaks into the brick above it and shows inside within a winter or two. Sometimes the right answer is to lower or cut back the paving by a couple of courses and leave a gap; sometimes the new course has to go in higher. We look at the outside first so you are not paying for an injection that the patio will defeat. Airbricks are another casualty of new paving, and a suspended floor that has lost its ventilation will start to show damp at the skirting too, so we check those at the same time.

The 1930s semis of Low Fell often have bay windows on a brick base below the cill, and that base sits right on the ground. Damp in a bay base can be rising, or it can be rain getting in around the cill above it. In Whickham, Ryton and Blaydon, where stone walls are common, the cream is injected along the mortar joints rather than the stone itself, at closer spacing, because mortar lines in rubble stone are irregular. After injection, stone walls get a breathable renovation plaster rather than a hard gypsum one, so that any moisture still in the stone can escape through the finish instead of being trapped behind it. Brick terraces in Bensham and Saltwell get the standard renovation system.

FAQ

DPC Installation questions from Gateshead

Very likely. If the patio finishes at or above the damp course, it bridges it and the wall above takes up ground water. The fix may be cutting the paving back from the wall or lowering it, rather than a new damp course. We check the levels before quoting either. A soakaway channel along the wall can help where paving cannot be lowered.

Yes. In stone walls the cream goes into the mortar joints, which are less regular than in brick, so the drill pattern follows the joints at closer spacing. Stone walls also need a breathable plaster afterwards so they can keep drying out. We survey the wall first to make sure it is rising damp. The plaster afterwards matters as much as the injection on stone.

Sometimes. A bay base sits on the ground and can have rising damp, but water also gets in around the cill and frame above it, especially on an exposed Low Fell elevation. We take readings at different heights to see where the moisture is coming from before recommending anything. If it is the cill, the repair is outside and costs far less.
