DPC Installation in Newcastle

Newcastle's Victorian and Edwardian housing was built before damp proof courses were standard, and where a DPC was fitted it is often a strip of slate or bitumen that has long since failed or been bridged by a raised path. That is why rising damp is so common in the Tyneside flats and terraces of Heaton, Byker, Fenham, Benwell, Sandyford and Jesmond. We install chemical damp proof courses across the city, strip and replaster the affected walls with a renovation system, and guarantee the work. Fixed quotes, no travel charges.

Damp proof courses in Newcastle homes

In a Tyneside flat the DPC question usually belongs to the lower flat, whose front and party walls sit on the ground. A back lane that has been resurfaced above the original damp course, a concreted yard, or a rendered plinth all bridge it, and the result is a tide mark in the front room and hall. We inject a new chemical course into the mortar bed along the affected walls, remove the salty plaster above it and replaster, and we tell you where the bridging outside needs lowering so the new course is not bridged in turn.

The terraces of Jesmond, Gosforth and the West End have thicker solid walls and taller rooms, so the plaster removal goes higher and the injection pattern is set for the wall thickness. On these houses we use breathable renovation plasters that let the wall dry out through the new finish rather than sealing moisture in behind a waterproof coat.

Newcastle's twentieth-century estates in Kenton, Westerhope and Walker have cavity walls with a sound DPC and rarely need a new one. If the readings show condensation or a leak rather than rising damp, we say so and quote the smaller job instead.

Floors, offshoots and mortgage surveys in Newcastle flats

Most Tyneside flats in Heaton, Fenham and Byker have a suspended timber ground floor, with joists resting on the same walls that carry the rising damp. When we strip and inject a front room wall we lift a board or two by the skirting to check the joist ends and the wall plate, because timber sitting in damp brick for decades can soften. We also check the airbricks, which are often painted over, blocked by a raised path or buried under a front garden, leaving the floor void without the airflow it was built to have. Clearing them is part of getting the wall to dry. Where a joist end has softened we show you before anything is cut, and where the wall plate is sound it stays. Getting the floor void dry again is half of why the new plaster lasts.

Many Newcastle flats are bought and sold on a mortgage survey that says damp was noted and recommends further investigation. That line can stall a sale. What a buyer or lender actually needs is a proper inspection that says which walls have rising damp, which do not, and what the fix is. We carry out that survey free and give a fixed written quote, so the figure can be agreed between buyer and seller rather than guessed. The kitchen in the rear offshoot is checked separately, because it often sits at a different floor level from the main house. A clear written answer also helps the seller, who can either do the work before completion or agree a figure with the buyer based on a real quote rather than a worst case.

Our 20-year guarantee

Every damp proof course we install comes with a written 20-year guarantee from the date the work is finished. If rising damp comes back through the damp course we put in, we inspect the wall and carry out further treatment. The guarantee transfers to a new owner if you sell, and the full terms are set out on the certificate you receive.

FAQ

DPC Installation questions from Newcastle

We come out, take readings wall by wall and tell you whether there is rising damp, condensation or something else such as a leak. You get a fixed written quote you can show your solicitor, lender or the seller. If the readings show no rising damp, we say that too, which can be just as useful in a sale. It also tells the lender exactly what was found.

Usually only a board or two along the treated wall, so we can check the joist ends and the timber the floor rests on. Floorboards are lifted carefully, labelled where needed and refixed. If the timber is sound it stays; if a joist end has softened we show you before doing anything about it. We bring the right packers and nails to refix boards so they do not creak.

Only if it needs it. Rear offshoots were often built later or to a different floor level, so their damp course sits at its own height and fails in its own way. We survey the offshoot walls separately and include them in the quote only where the readings show rising damp. That way you only pay for the walls that need it.
