Understanding damp
Damp is one of the most common problems in North East homes. This guide explains the different types, how to spot them, why they're dangerous, and what we do to fix them properly.
Three types, three solutions
Getting the diagnosis right is the most important step. Each type of damp needs a different approach.
Rising Damp
Rising damp occurs when moisture from the ground travels upward through walls by capillary action. It happens when the damp proof course (DPC) is missing, damaged, or has been bridged.

build The solution
The standard treatment is a chemical DPC injection. We drill into the mortar course at regular intervals and inject a silicone-based damp proof cream that creates a new waterproof barrier. The affected plaster is then removed and replaced with renovation plaster that resists salt contamination.

Penetrating damp is caused by water making its way through the external walls, roof, or around windows and doors. It’s usually caused by defective pointing, cracked render, damaged roof tiles, or faulty guttering.

build The solution
The first step is finding and fixing the source of water ingress. This could involve repointing, rendering, replacing roof tiles, or repairing guttering. Once the source is stopped, affected plaster is stripped back and replaced, and the wall is allowed to dry out fully before redecoration.

Condensation is the most common form of damp in UK homes. It occurs when warm, moist air meets cold surfaces, causing the moisture to turn into water droplets on walls, windows, and in corners. It’s often worse in winter.

build The solution
Condensation is managed through improved ventilation (extractor fans, trickle vents), better heating, and insulation. In severe cases, anti-mould treatment and specialist plaster or paint can help. Unlike rising or penetrating damp, condensation doesn’t usually require structural work, but it’s important to get it diagnosed correctly.

“On pricing this job, the customer used an 'experienced tradesman' who used a steamer to remove wallpaper from plasterboard walls and they were removing the jointing tape and the skin from the plasterboard, thus leaving an unlevel surface. I suggested reboarding but they said they didn't have a lot of money to play with. While the 'tradesman' was removing the wallpaper the customer demanded via text that I go that very minute to see what a mess this tradesman was making. While we were working, her husband commented on how we were the best tradesmen they'd had, as we just got on with the job. I'd mistakingly missed out a price for a ceiling, so I skimmed that for no extra charge as the price had already been agreed. (No mention of this was in her review however). We always ask customers to check the work before we leave and both said they were 'over the moon' with the work and they paid via bank transfer a few hours after I'd left. It's clear the 'tradesman' hasn't prepped the newly plastered walls properly, as the paint has now blebbed. That's not a fault with the plastering, but with the lack of preparation on the decorator's behalf. It took 7 days for the customer to let me know she wasn't happy (and that was after the walls had been painted!).”
