Plastering and damp proofing in Newcastle

From Tyneside flats in Heaton and Byker to the big Victorian terraces of Jesmond and Gosforth, Newcastle has some of the most varied housing in the region. A lot of it is over a hundred years old, which means solid walls, original plaster and damp that has had decades to find its way in.

Local knowledge

Homes in Newcastle

Newcastle is known for the Tyneside flat: a terraced house split into an upper and a lower flat, each with its own front door. You will find whole streets of them in Heaton, Sandyford, Fenham, Benwell and Byker. Because two households share one building, damp in one flat often starts in the other, and repairs need to be planned with that in mind.

Jesmond, Gosforth and the West End have large Victorian and Edwardian terraces built with solid brick walls and no cavity. Those walls were designed to breathe. When they have been covered over the years with cement render, gypsum plaster or plastic paint, moisture gets trapped and shows up as bubbling paint, blown plaster and tide marks along the bottom of the wall.

Newer areas like Kenton, Westerhope and Longbenton are mostly twentieth-century cavity-wall housing, where the common problems are condensation, black mould and tired plaster rather than rising damp.

What we see

Common problems in Newcastle

We find the cause before we quote, so the fix lasts and you only pay for what the job needs.

water_drop

Rising damp in pre-1920s terraces

Older terraces often have a failed or bridged damp proof course, or none at all. Raised ground levels, rendered plinths and old floor voids can all let moisture past it.

Damp passing between Tyneside flats

A leaking upper flat bathroom or a shared wall without a proper barrier can cause damp in the flat next door or below. Finding the real source comes before any replastering.

Blown plaster and old lath ceilings

Original plaster comes away from the wall over time, and lath and plaster ceilings sag. These can be patched where sound, or overboarded and skimmed where they are not.

“On pricing this job, the customer used an 'experienced tradesman' who used a steamer to remove wallpaper from plasterboard walls and they were removing the jointing tape and the skin from the plasterboard, thus leaving an unlevel surface. I suggested reboarding but they said they didn't have a lot of money to play with. While the 'tradesman' was removing the wallpaper the customer demanded via text that I go that very minute to see what a mess this tradesman was making. While we were working, her husband commented on how we were the best tradesmen they'd had, as we just got on with the job. I'd mistakingly missed out a price for a ceiling, so I skimmed that for no extra charge as the price had already been agreed. (No mention of this was in her review however). We always ask customers to check the work before we leave and both said they were 'over the moon' with the work and they paid via bank transfer a few hours after I'd left. It's clear the 'tradesman' hasn't prepped the newly plastered walls properly, as the paint has now blebbed. That's not a fault with the plastering, but with the lack of preparation on the decorator's behalf. It took 7 days for the customer to let me know she wasn't happy (and that was after the walls had been painted!).”

“Dean came out to give me a quote, he knew what needed doing and I was happy with what he quoted. He took down 2 ceilings, replaced them, skimmed and then put up some coving. I can’t fault his work at all, the ceilings look amazing, he left my home clean and tidy. I’d highly recommend. .”

“Advertised for a garage conversion at short notice did not expect to get it done so quickly. Dene and his team worked 12 hrs a day as my Tennent went on holiday for 2 weeks and it was all done for their return, Dene even managed to do decorating and flooring too in my budget. Brilliant job by all the team.”

FAQ

Questions from Newcastle

Yes. Tyneside flats are some of the most common homes we see. If the damp might be coming from the other flat, we will tell you what we find so it can be sorted at the source, not just covered over.

No. There are no travel charges anywhere we cover, and the quote we give you covers everything.

Yes. On older solid-walled houses we first check why the existing plaster failed, because replastering over an unsolved damp problem will only fail again.
