DPC Installation in South Shields

The Victorian terraces and Tyneside flats of Westoe, Laygate, Chichester and the streets around South Shields town centre were built on solid brick with damp courses that have long since failed or been bridged, and a tide mark in the front room is a familiar sight. We install chemical damp proof courses across South Shields and South Tyneside, replaster with a renovation system and guarantee the work. On the coast we check for penetrating damp first, because a DPC will not fix a leaking bay. Fixed quotes, no travel charges.

Damp proof courses in South Shields homes

Near the sea, rising and penetrating damp often arrive together. A front wall at Marsden or Westoe can have a bridged damp course at the base and a cracked bay front above it, and treating one without the other leaves the room damp. We survey inside and out, inject the new course, repair the outside, and replaster once the wall has dried.

The town's back lanes and yards have been raised and concreted over the decades, bridging the original course in many Tyneside flats, and cement render on the fronts runs to the ground and holds water in. The new course goes in at the right height, the render is cut back above it and the plaster is replaced with a breathable renovation system.

The interwar and post-war semis of Harton, Cleadon Park, Whiteleas and Biddick Hall have cavity walls and a working DPC, and rarely need a new course. If the readings point to condensation or a gutter, we say so.

Cellars, sea salt and radiators in South Shields houses

Some of the bigger houses in Westoe and around the town centre have cellars, and that changes the job. A chemical damp course is designed for walls standing on the ground with a room above. Cellar walls have earth against them, and water comes through sideways under pressure, so they need a waterproof tanking system or a membrane rather than injection. Where a house has both, we inject the ground floor walls above and quote the cellar separately, so you can see which part costs what and decide whether you need a usable cellar at all. Many owners decide a dry, ventilated cellar used for storage is enough, which is a smaller job than full tanking, and we will explain the difference so you can choose.

Near the sea, salts in a wall do not always come from the ground. Wind-driven spray deposits salt on the outside of front walls, and it can work into the brickwork and draw moisture from the air. We test the pattern of salts and moisture up the wall to tell the difference. During the work, radiators on treated walls are drained and taken off by a plumber or capped safely, then refitted once the plaster is up. Electric sockets low on a treated wall are loosened and refitted by an electrician where needed, and skirting boards are taken off carefully and refitted where they are sound, or replaced where the bottom edge has rotted from years against a damp wall. The room is left replastered and ready for a mist coat.

Our 20-year guarantee

Every damp proof course we install comes with a written 20-year guarantee from the date the work is finished. If rising damp comes back through the damp course we put in, we inspect the wall and carry out further treatment. The guarantee transfers to a new owner if you sell, and the full terms are set out on the certificate you receive.

FAQ

DPC Installation questions from South Shields

Cellar walls have earth against them, so injection will not stop water coming through. They need tanking or a membrane system. The ground floor walls above the cellar are a separate question and can be injected if they have rising damp. We quote the two separately. A dry storage cellar can be a cheaper option than full tanking.

Sea salt lands on the outside face and tends to concentrate in exposed walls at any height. Rising damp leaves salts in a band along the bottom metre of the wall. We take readings at several heights and depths, and the pattern tells us which it is. Salt from the sea is treated at the plaster, not with a damp course.

Any radiator on a wall we are stripping comes off so the plaster behind it can be replaced. It is drained or capped safely and put back once the new plaster is up. We include that in the quote and the timetable. Sockets low on the wall are dealt with in the same way.
