Damp Proofing in Whitley Bay

Whitley Bay gets the weather. Edwardian seafront terraces, the 1930s bay-fronted semis of Monkseaton and West Monkseaton, and the stone cottages of Cullercoats all take salt-laden onshore wind for most of the year, and render, pointing and painted brick wear out faster here than anywhere inland. We cover Whitley Bay, Monkseaton, Cullercoats and Earsdon with no travel charges and we fix the outside of the house as well as the plaster inside.

Damp in Whitley Bay homes

Penetrating damp is the Whitley Bay problem. East and north-east facing walls on the Links, around the Esplanade and down through Cullercoats are hit by rain driven horizontally off the sea, and once render has cracked or pointing has eroded the wall simply soaks it up. Inside it shows as patches that darken after storms, peeling paper on chimney breasts and soft plaster around windows. The fix is outside first: render repair or replacement, repointing, new cills and sealing around frames, then replastering once the wall has dried out.

The 1930s semis of Monkseaton, Whitley Lodge and Hillheads have cavity walls and a DPC, but a lot of them were pebbledashed or rendered decades ago and that render is now cracked and hollow. Water gets behind it, bridges the cavity at the ties and shows up inside. We test the render, take off what has failed and put the wall right, and where cavity wall insulation has become wet we will tell you so.

The older terraces off Park Road and around Whitley Bay Metro are solid-walled and can have rising damp as well, usually where the back yard or front path has been raised above the damp course. Those walls get a chemical DPC and renovation plaster, and we check the outside at the same time because on this coast one problem is rarely alone.

Bay windows, tall rooms and the sea in Whitley Bay

The bay windows of Whitley Bay's Edwardian terraces deserve their own survey. They stand out from the main wall and take the weather on three sides, they often have a flat or lead roof that has been patched over the years, and the joint where the bay meets the main house moves slightly as it settles. Water gets in at any of those points and runs down inside the bay, so damp often shows in the corners of the front room rather than across the whole wall. We check the bay roof, the cill, the mullions and that junction before deciding what needs doing inside, and we photograph what we find so you can see it.

Many of those houses also have tall rooms with high ceilings, which means damaged plaster can run well above head height, and replastering is done from proper platforms rather than ladders. We plan the order of work so the outside is fixed first, the wall is left to dry through a dry spell, and the inside is then stripped and replastered, keeping as much of the original cornicing and picture rails as the damp allows. Where the bay roof itself has failed, we can recover it or reseal the lead and flashings as part of the same job, so you are not left arranging a roofer separately and hoping the two pieces of work meet properly at the joint.

FAQ

Damp Proofing questions from Whitley Bay

That pattern usually points to water getting into the bay itself, through its roof, the cill, or the joint where it meets the main wall, and running down inside. It is rarely rising damp. We check the bay from outside and repair what is leaking before any plaster is replaced.

If the cause has been fixed properly, it should not. On the coast, that means the outside has to be repaired well, with good render, sound pointing and proper drips on the cills, because the weather is harder here than inland. Our work is guaranteed, and we come back if damp returns in an area we treated.

Rain driven against the wall can cross a cavity where ties, debris or old insulation bridge it, or get in through cracked render or around frames. The patch appearing after storms is the clue that it is coming from outside. We check the outside wall and the cavity before suggesting any fix.
