Damp Proofing in Durham
Durham mixes a historic city of stone and brick terraces with the large private estates of Newton Hall and Belmont and the former colliery villages around it. Damp looks different in each. The older terraces of Gilesgate, Claypath and Neville's Cross have solid walls and no cavity, Newton Hall is 1960s and 70s cavity-wall housing where condensation rules, and the village terraces at Brandon, Bowburn and Langley Moor were built fast for miners and often never had a proper damp course. We cover Durham and County Durham with no travel charges.

Damp in Durham homes
The city's older housing, much of it now let to students and professionals, carries the usual solid-wall problems: tide marks in ground floor rooms, salts in the plaster, cold stone walls that sweat in winter. Landlords in Gilesgate, the Viaduct and Crossgate ask us to sort damp properly between tenancies, and we work to a fixed quote and a date so the room is ready for the next let. In conservation areas we use breathable systems that suit older walls.
Newton Hall is one of the largest private housing estates in the country and almost all of it is cavity-walled with a working DPC. What we find there is condensation and black mould: cold bedroom corners, mould behind furniture on north walls, extractor fans that were never fitted or no longer work. We treat the mould, replaster where the finish has gone, and give straight advice on ventilation and heating rather than injecting a damp course that would do nothing.
In the former pit villages, including Brandon, Bowburn, Ushaw Moor and Sherburn, the terraces were built quickly and the damp course, if there is one, is often bridged by back yards and lanes that have been concreted above it. A new chemical DPC and renovation plaster is the fix we do most, usually two to three days a room, with the outside checked at the same time for render and gutter faults.

Damp in Durham lets, listed streets and colliery terraces
Much of the housing close to the city centre is let to students, and the yearly cycle of a student let shapes how damp work gets done. The best time to treat walls is the summer gap between tenancies, when rooms are empty and new plaster has warm weather to dry in. We book these jobs early, quote fixed, and give a finish date so the house is ready for the new academic year. During term, mould in student houses is often condensation from drying clothes indoors in small rooms, and we tell landlords plainly when better extraction will solve it, rather than quoting for wall treatment the house does not need.
In and around the conservation area, the materials matter as much as the method. Older stone and brick walls with lime mortar should not be sealed with hard cement render or waterproof coatings, because the moisture they trap causes more damage than the damp they were meant to stop. Where we work on those buildings, we use breathable plasters and keep any outside alterations to what the council will accept, and we raise that with you before work begins rather than after. In the colliery villages the walls are usually brick with cement mortar and a failed course, so the treatment there is the standard injection and renovation plaster, and we keep the two approaches separate rather than applying one method to every house in County Durham.

Damp Proofing questions from Durham
Yes, and summer is the best time for it. Rooms are empty, new plaster dries faster, and there is no tenant to work around. We give a fixed price and a finish date when we quote, so you know the house will be ready before the new tenants arrive.
It may well be, because colliery terraces were built quickly and their damp courses often fail along the whole run. We take readings on every wall rather than assuming, and quote for the walls that need treating. Doing them all at once is usually cheaper than coming back for more later.
We would not recommend it. Old stone walls need to let moisture out, and a sealing paint traps it inside, which makes the plaster and the stone break down faster. The lasting fix is to deal with the source of the water and use breathable finishes.
