Damp Proofing in Cramlington
Cramlington was built as a new town from the 1960s, so most homes in Beaconhill, Eastfield, Parkside, Collingwood Grange, Mayfield and Southfield are cavity-walled semis and detached houses with a working damp course. Rising damp is unusual; condensation, mould, cracked render and aged artex are the usual calls. The older terraces of Nelson Village, Shankhouse and East Hartford are a different matter, with solid walls and old damp courses. We cover all of Cramlington with fixed quotes and no travel charges.

Damp in Cramlington homes
On the new town estates the damp we see is almost always condensation. Houses built in the 70s and 80s with replacement windows and blocked vents hold moisture, and it lands on the coldest surfaces: north-facing bedroom corners, behind furniture, around window reveals, in bathrooms with no working extractor. We clean and treat the mould, replaster where the surface has broken down, and explain what ventilation and heating changes will stop it coming back. We do not sell damp courses for condensation.
A lot of Cramlington houses were rendered or pebbledashed when they were built, and fifty years on that render is cracked, hollow in places and letting rain into the wall. Where cavity insulation has been added since, a wet cavity can carry moisture to the inner leaf and show as damp patches that follow the weather. We test the render, repair or replace what has failed, and replaster inside once the wall is dry.
Nelson Village, Shankhouse and the older parts of East Hartford have stone and brick terraces from the colliery days, with solid walls and damp courses that have been bridged by raised yards and lanes. These are the Cramlington homes that need a chemical DPC and renovation plaster, and we check the outside pointing and ground levels at the same time so the job is done once.

When a Cramlington house shows damp
In Cramlington's newer estates, damp that appears suddenly is often caused by a change to the house rather than its age. A new conservatory or extension with its floor built higher than the original damp course, a patio laid against the wall, a garden bed piled up against the brickwork, or a driveway that slopes towards the house can all put water against a wall that was dry before. On a survey we ask what has changed recently, because the answer often points straight to the cause. Often the fix is outside and simple: lowering a bed, adding a drainage channel at the base of a patio, or cutting a path back below the damp course, followed by a short run of replastering inside once the wall has dried.
Many homes here also had cavity wall insulation added in later years. Where the outside wall is exposed or the render is cracked, that insulation can become wet and carry moisture to the inner wall, showing as damp patches or mould that the owners never had before. We check the condition of the outer wall and the pattern of the damp, and if the insulation is the cause, we tell you plainly and explain the options, rather than treating the inside and leaving the cause in place. Insulation problems are not something we remove ourselves, but we can tell you what the readings show and what kind of specialist to call, then come back to repair the inside once the wall is dry.

Damp Proofing questions from Cramlington
Quite possibly. If the conservatory floor or base was built above the house's damp course, or water drains off its roof against the wall, it can bridge the course and let damp into the room next to it. We check the junction between the two and explain what needs changing.
In some cases, yes. If the outer wall lets rain in, wet insulation can carry moisture across to the inside wall. It is more likely on exposed walls and where render has cracked. We look at the pattern of the damp and the state of the outside wall before saying whether insulation is the cause.
Yes. The older stone and brick homes there need a different approach to the new town estates, because they have solid walls and older damp courses. We cover all of Cramlington with no travel charges and survey each house on its own merits.
